Building Permit Process

Every project is unique so timelines and stages may differ in a case-by-case scenario. However, the average process for a building permit is broken into five stages.

The first stage in the Building Permit Process is to engage with a registered Building Designer or Architect.

Your registered Building Designer or Architect will conduct their own investigation into the various potential site limitations that may be within, but not limited to, the title, covenants, S173 agreements, services, legal point of discharge information from council and property information.

After reviewing the findings of the site limitations, the designer will apply for any report and consents that are required OR town planning approval if applicable.

If town planning doesn’t appear to be applicable, we require written consent from the relevant council confirming a planning permit is not required. this is to ensure you, the builder and any future owner, are protected from any unforeseeable planning enforcement.

Once you have received potential planning approvals and/or report and consent approvals, specialist consultants are now engaged. These specialists are;

  • Geo technical engineer for a soil report
  • Structural engineering package
  • Bushfire Attack Level report (if applicable)
  • Civil drainage design (if applicable)
  • Energy rating report & stamped plans
