What is KWA’s role during schematic design?
At this early stage, our role is to provide clear regulatory guidance that protects the design direction while ensuring a compliant pathway ahead.
We review massing, siting, setbacks, fire separation and any early compliance considerations that may influence the architectural concept.
The intention is simple: clarity early, so the design can progress with confidence - not rework.
How does KWA support the design development stage?
As the design becomes more detailed, we work alongside the architect and consultants to identify compliance requirements and resolve issues before documentation is locked in.
This includes coordination with engineering, energy, structural and fire consultants where required, ensuring the emerging design is aligned with the Building Regulations and NCC.
Our input is measured and technical, supporting the team’s progress & momentum.
What does KWA review during the tender phase?
Before the project moves to pricing, we carry out a compliance review to ensure the tender documentation accurately reflects the regulatory requirements identified to date.
This stage helps prevent compliance-related variations later, supports clear contractor understanding, and ensures the tender set aligns with the pathway to permit.
Our focus is clarity, completeness and reducing ambiguity before contracts are finalised.
How does KWA support the building permit stage?
Although we are not the Relevant Building Surveyor, we undertake an independent, detailed review of the documentation to confirm it is aligned with the Building Act, Regulations and NCC.
We identify any items the RBS will likely require and provide a clear roadmap to streamline the permit process.
This advisory role ensures the design team enters the permit stage prepared, coordinated and with fewer unknowns.
What is KWA’s role during construction?
Throughout construction, we provide advisory support to help the project team understand regulatory requirements, respond to RFI queries, and address compliance matters raised by the RBS or contractors.
Our involvement is steady and informed - assisting with documentation queries, coordinating updated drawings, and ensuring the project remains aligned with the approved regulatory pathway.
We bring clarity and calm oversight, without crossing into the statutory role of the RBS.
